  • How to calculate the total cost of the apartment in accordance with the price chart?

The price chart was produced upon a frequent method used in Russian Federation. This is the formula that the Buyer has the possibility to purchase the apartment cheaper than the completed apartment by making down payment for the apartment in construction.   

We set the different ranges of price chart depending on completion procedure of the apartment and the amount of down payment.  In other words, you will purchase the apartment cheaper whilst the making order for apartment in construction on lower percent of completion. As much as you make payment in advance, you can save from the total cost of your apartment.

Case №1: As of today, construction completion of 1C apartment is 90%. In this circumstance, there are 4 options of price offer for the Buyer. Let’s assume that the Buyer purchases 127,70 square meter two bedroom apartment.   

  • If the buyer made corresponding 40% of down payment: # * 127,70мкв = #₮, 40% or #₮ of total cost
  • If the buyer made corresponding 70% of down payment :# * 127,70мкв = #₮, 70% or # ₮ of total cost
  • If the buyer made corresponding 90% of down payment: # * 127,70мкв = #₮, 90% or #₮ of total cost
  • If the buyer made full payment in 100%: #₮ * 127,70мкв = #₮

As we see here, there are savings of # ₮ arising from the difference of 40 % and 100 % down payment.
Case №2: As of today, construction completion of 2A apartment is 70%. In this circumstance, there are 4 options of price offer for the Buyer. Let’s assume that the Buyer purchases 164,13 square meter three bedroom apartment.    

  • If the buyer made corresponding 40% of down payment: #₮ * 164,13мкв = 290510,1₮, 40% or #₮ of total cost
  • If the buyer made corresponding 70% of down payment #₮ * 164,13мкв = 257,684,1₮, 70% or #₮ of total cost
  • If the buyer made corresponding 90% of down payment #₮ * 164,13мкв = 242,912,4₮, 90% or #₮ of total cost
  • If the buyer made full payment in 100%: #₮ * 164,13мкв = #₮

There are savings of 52,521,6₮``arising from the difference of 40 % and 100 % down payment.
Furthermore, Buyer can save another 24,619,5₮ from making 100% payment for the apartment in construction with 30% completion instead of making 100% payment for the apartment in construction of 0% completion.
In addition, we facilitated another price chart upon Buyer’s request.  We offer further discounted price for the apartments that are out of interior plasterwork.  Buyer has the possibility to purchase the apartment without wallpaper, flooring, tiles and doors cheaper than standard category apartment. In this case, the Buyer can create any kind of interior designs according to own interest. In order to satisfy our customer pleasure, our company concluded cooperation agreement with Professional interior design companies which can serve you at markdown rate. All you have to do is just to design your home interior.

  • What is the payment schedule following the down payment?

The follow-up payments shall be made in correlation with the completion of construction work. You must pay at least 40% of total cost when the construction is completed 40%, 60 % for the apartment completed 70 % and 90% of the cost for the 100% completed apartment. Final 10% of payment shall me made when handle the keys.
3. What is the commission period?
Mogul Town is planned to be commissioned in 3 phases.

  • First phase: Three blocks, 1C apartment is planned to be commissioned by October 30, 2010 and 2A & 2B are planned to be completed by December 30, 2010
  • Second phase: Three blocks, 1A, 1B and 2C apartments will be commissioned by December 30, 2011
  • Third phase: Sport complex is planned to be commissioned by December 30, 2012.

4. Will Mogul Town be commissioned by estimated time frame?
The answer is yes. Without any external financing or investment we build the construction up to date.  We have already solved the financial issues. As of today, property sale is much more than our expectation. We have full belief to complete the project within its deadline.
5. Is there any specific feature or benefit for the Buyer? 
We give our Buyer opportunities to re-organize interior design of the apartment. This is such a benefit to facilitate changes according to own interest. All the walls except kitchen and bathroom can be altered. We structured the apartment to be as spacious as possible. Indoor structures can be revised depending on number of family members. For instance, big families can have more rooms and small families can furbish up the apartment with fewer rooms and extra space.
